1. Photos and Visual Appeal

  • High-quality images are the #1 factor that makes buyers click or inquire.
  • A strong first photo (sea view, pool, balcony, or front elevation) increases engagement by more than 60%.
  • Natural light and outdoor views — especially sea or mountain views — make a listing more desirable.

 Reason: People make an emotional decision first — they imagine their lifestyle there.


2. Floor Plan and Layout

  • Buyers want to understand the flow — where bedrooms, bathrooms, and kitchen are placed.
  • Listings with a floor plan get up to 30–40% more inquiries than those without (Rightmove 2024-2025 data).
  • Especially for overseas buyers, floor plans give a sense of size and practicality even before they visit.

3. Location Details

  • Buyers want to know proximity to the sea, schools, supermarkets, hospitals, restaurants, and city center.
  • “200 meters from the sea” or “5 minutes to Kyrenia Center” is stronger than just saying “great location.”

4. Amenities and Lifestyle

  • Shared or private pools, parking, gym, and security are top motivators.
  • Buyers also value community lifestyle — quiet, family-friendly, or luxury environment.

 5. Price Transparency

  • Clear pricing and flexible payment plans or installment options attract serious inquiries.
  • Hiding prices often reduces interest.

  • Especially in Cyprus and Turkey, buyers check if the property has Turkish Title Deed, freehold, or ready title.

  • Short walkthrough videos or drone footage increase viewing time by 2–3x.
  • Even a simple 20-second video of the view or pool helps create trust.

 8. Description Text

Start with a short headline (max 2 lines).
Write a clear paragraph describing lifestyle, not just features.
Example:

“This modern 2-bedroom apartment in Esentepe offers panoramic sea views and access to a private beach. Perfect for both holiday living and investment.”
